President's Message:
Hello Camden Place!

Welcome to our first newsletter of the year and update on some of the exciting new things that are happening at Camden Place.

Since the election, your new board has been very busy getting up to speed, implementing important maintenance projects, and developing new plans and priorities for the coming year and beyond. In addition to making sure our common areas look great, we are spending time identifying and evaluating new upgrade opportunities with the intent of improving our neighborhood and making it a better place to live. A few of these ideas are discussed in this newsletter while others are still in development. Our focus will be on further improving the appearance, functionality, access, safety, and security of our common areas while being fiscally responsible and committed to serving the entire community.

We will make a concerted effort to keep everyone aware of our actions and plans as we go forward. We will be communicating in a number of ways including this newsletter, periodic email communications and project updates as required, as well as Board meeting minutes, financial statements, and other news posted on the Camden place blog (camdenplacehoa.blogspot.com). The Board plans to tentatively meet the third Sunday of each month in the clubhouse and all homeowners are of course invited to attend.

We look forward to serving you and hope that everyone has a great year!

Directory Update for 2019:

Hello neighbors! As most of you know, our current Camden Place directory is now two years old, and we now have many new faces around the neighborhood. Shortly, we will be sending out a family information sheet that we are asking everyone to fill out, print and return to Allison Barclay at 4921 Upper Branden Pl. or you may simply click the link on the form to return it via email.

We would like to get all the information back quickly so that we can get the directory sent to the printer and distributed to the neighborhood before summer. Thanks in advance for your help with this!

From the Treasurer:

Thank you to all the Homeowners who have paid their dues in full and on-time.  It is very much appreciated!  If dues are still outstanding a late fee has been assessed and updated invoice has been provided including specifics on where to send the payment.  Should you have any questions or concerns please feel free to contact me - Joanne DeAngelo at treasurer.cpbod@gmail.com

As an update to the management of our funds, I have successfully negotiated to eliminate the bank fee's associated with a large number of deposits in the months of January and February resulting in a savings of $60.00.  I have also moved the HOA funds to a Business High Yield Savings Account that receives 1.5% interest on our funds (up from .10%) but retains the safety and liquidity necessary for our association.  With our current balance this will result in approximately $3400 in interest income in 2019. Great news to help us fund additional neighborhood improvement projects!
Landscape Update:

Hi neighbors,

Our Landscape Committee is looking for ideas and volunteers to help with: 
  • Spring Planting
  • Safety First 
  • Camden Place Curb Appeal
Current projects include:
  • March - Pressure Washing All entrance walls, and walkways near and around the clubhouse
  • March - Changed out some street lights to LED 
  • April - New Landscape Lights all entrances and accent lights

Swim Team Update:

Swim Team will begin practice on Monday, May 13th.  
Swimmers will practice after school from 4-6pm.  After school releases on May 22nd, practice will move to 9:30-11am.
 
NEW THIS YEAR: 

Swim Meets will be on TUESDAYS.  

Home Meet nights for the Camden Place Waves are scheduled for:
  • May 4th,
  • May 11th,
  • May 18th. 
Please be on the lookout for more information including registration that will be sent out shortly. We are still looking for junior coaches!

Tennis Update:

Hi neighbors,
 
I wanted to provide a few updates on the tennis courts.  The first is that new viewing benches were recently installed outside of the tennis courts due to the old benches being beyond repair.  The new benches are maintenance free with a 20-year warranty and greatly enhance the look.  
 
Two other initiatives are currently under consideration by the HOA Board.  The first is to paint the tennis fence and light polls on the courts, which is normal maintenance needed to extend the useful life and prevent costly future repairs.  The paint will remain the same shade of green to blend into the landscaping and will last 8 to 10 years.  

The second initiative under consideration is to install a wind screen along the side of the courts facing Little Willeo Road.  The screen will block out the visual of passing cars for tennis players.  It will also provide “branding” with a screen print of the Camden Place logo that matches the entrance monuments. Voting on both of these initiatives will occur at the next Board meeting.
